We were contacted recently by a real estate agency at Rockdale (St George area) when one of their tenants had an emergency hot water heater repair. Their internal hot water tank burst, leaking throughout their unit and flooding the unit downstairs.
Immediately, we contacted the tenant directly to organise a convenient time to attend the property. As the tenant wouldn’t be available during the day, they gave us permission to pick up keys from the property manager and enter the property.
Rheem electric hot water heater repair
Upon arriving at the unit, our hot water specialist Steve located the leaking Rheem electric hot water system in the laundry (model 191050). The location of the heater, within the internal laundry at the back of a cupboard, was very tight (see photo above).
Thankfully, we’ve had a lot of experience working in all sorts of awkward locations. All that bending and stretching certainly keeps us fit and limbre!
After testing the system, Steve determined that the problem was a faulty thermostat. The element copper sickle (3.6kw) also required replacement.
Previous incorrect installation problems
Of concern was that the person who had originally installed the hot water system had done a very unprofessional job, installing flexi hoses instead of copper pipe.
Additionally, there was no tempering valve which reduces the risk of scalding.
We called the property manager to explain these issues however, unfortunately, the property owner didn’t give approval to rectify the problems.
Job Particulars
- Liaise with the property manager and tenant to organise access to the Rockdale unit.
- Pick up and return the key from the real estate agency.
- Once onsite, test the Rheem electric hot water system (Model 191050).
- Isolate system at main power.
- Replace element copper sickle 3.6kw.
- Replaced faulty thermostat.
- Re-test load at system with external device.
- Inspect & test element for correct OHMs reading.
- Inspect & test thermostat for continuity.
- Carry out any further necessary testing.
- Carry out necessary repairs.
- Re-commission system.
- If load re-established, take current reading.
- Clean the site and remove any associated rubbish.
