A unique reason why you may have lukewarm water or no hot water

Problems with your hot water supply? Luke warm hot water? No hot water?

We were recently contacted by a Northern Beaches customer who was experiencing a lukewarm water supply from their gas water heater.

Over the phone, John ran through his hot water system troubleshooting checklist.  This can sometimes solve the problem, saving the need for an onsite visit.

The water heater was located under the customer’s house and she mentioned on the phone that there was water around the tank.  She didn’t think this was strange because the area was usually damp.  Unable to solve the problem over the phone, John organised to visit the Mona Vale property later that day.

Once onsite, John could see that there was a lot of water pooling around the tank. While it is normal for water heaters to leak a little water from time to time, but not on a steady basis. Puddles of water or muddy / boggy soil around your water heater are often cause for concern and a quick call to us can alleviate your concerns.

Next, was to find the source of the leak.  This didn’t take long as John quickly found a significant hole in the copper pipe that carried the hot water from the tank to the household taps and appliances.

A significant leak from this pipe meant all the hot water was leaking out, so their water supply was unreliable and only luke warm.

How did this happen?  Generally, copper pipes are durable and known for their longevity and reliability.  Over several years, the customer’s copper water pipe had been rubbing against the adjacent brick wall, eventually wearing a hole. Precious hot water was leaking from the hole 24/7.

This was a simple fix. John removed the damaged section of copper pipe and replaced it with a new piece.

Whilst onsite, John did a quick service of the customers’ Rheem gas hot water heater to ensure there were no further issues.  None were found and the customer was back enjoying trouble free hot water within an hour or so.
